Since the late 1990s, the city has expanded its commercial facilities with a large shopping center the Kanyon HaNegev near the central bus station and smaller neighborhood shopping malls.

Beersheva is a university city where the Ben-Gurion University of the Negev is located, which in recent years has transformed the city into a magnet for investment into real estate, as more and more, often smaller investors see potential for renting out apartments to students. In addition, property prices in Beersheva are lower than in the demand areas such as Tel Aviv and there is a high proportion of families living in rental accommodation.
