What Warranty Do I Get When Buying a New Home in Israel?

When you purchase a newly built home in Israel, the warranty consists of two distinct phases that protect various aspects of your property.

Inspection Period

You begin with an inspection period, Tekufat Bedek, that starts when your home is delivered and lasts between one and seven years, depending on the type of issue. The law defines specific timeframes for different components, such as:

  • 2 years – Plumbing, heating systems, and drainage pipes.
  • 3 years – Boilers, peeling coverings in stairwells, and sinking ground-floor tiles.
  • 5 years – Cracks in walls and ceilings.
  • 7 years – Peeling of exterior coverings.
  • 1 year – Other non-fundamental defects, such as faulty window shutters (trissim), problematic windows, and broken tiles.

During this period, the developer is responsible for fixing defects unless they can prove the damage was caused by misuse or lack of proper maintenance.

Warranty Period

Once the Inspection Period ends, a three-year Warranty Period, Tekufat Achrayut, begins, covering construction quality and structural integrity. This means that, at minimum, your home has a four-year warranty, with certain components protected for up to ten years.

Throughout these periods, you are expected to report any problems promptly and avoid making repairs yourself to prevent voiding your warranty. Understanding these stages helps you know your rights and ensures that you receive the necessary support from the developer when issues arise.
