Mabat Ha’Shuk May-June 2024: Home prices continue to rise

In May and June, home prices in the Israeli housing market continued to increase at a rate of almost one percent per month, and according to the latest index published by the Central Bureau of Statistics (CBS) in mid-June, the price trend has already changed, from an annual rate of decline of 2 percent to an annual rate of price increases of 2 percent, in just five months. But, judging by those five months in which prices rose again, the rate of increase is significantly higher and stands at almost one percent per month, and overall, at a rate of increase of 10-12 percent per year.

The following is a selection of real estate deals that took place in May and June 2024 carried out by English-speaking real estate agents in Israel. The idea is to give our readers a general idea of the residential real estate market, property prices, and activities around the country relating to Israel real estate*.

Jerusalem:

A 5-room terraced house, 130 sqm with a 73 sqm garden, located on Mevo Ha’Maavak in French Hill, sold for NIS 4,700,000 (RE/Max Vision).

Tel Aviv:

A 90 sqm four-room apartment with no balcony, located on floor 3 out of 12 on Namir Street, was sold for 4,150,000 (Daon Group Real Estate).

Netanya:

A 5-room apartment, 135 sqm with a 25 sqm balcony, on floor 8 out of 16, located on Natan Yonatan, in Ir Yamim, was sold for NIS 5,180,000. (Maxine Marks Luxury Property in Israel).

Beit Shemesh/Ramat Beit Shemesh:

A 7-room semi-attached house, 250 sqm with a 60 sqm garden, located on Chelkat Yehoshua in RBS Aleph, sold for NIS 5,950,000 (Elite Israel Realty).

A 4.5-room apartment under construction, 105 sqm with a 15 sqm balcony, on the first floor out of 23 floors, located in Ramat Lehi, Beit Shemesh, was sold for NIS 2,295,000. (Buyitinisrael).

Carmei Gat

A 7-room semi-attached house, 200 sqm, located on Sapir Street, was sold for NIS 4,545,000 (Deborah Michael)

Ashdod:

A 5-room apartment, 168 sqm, on floor 3 out of 9, located on Shevet Levi was sold for NIS 2,870,000. A 4-room apartment, 145 sqm, on floor 5 out of 14, located on Agass, was sold for NIS 2,440,000 (Re/Max Together).
