While November saw record home sales as investors and foreign buyers eagerly closed deals before Mas Rechisha was raised for their transactions, December was a busy month too, although considerably less than the previous month.
Before the minimum Purchase Tax (Mas Rechisha) applied to a second residential apartment was raised from 5% to 8% at the end of November, many buyers rushed to sign agreements in order to benefit from the lower rate. December was a considerably quieter month with the holiday of Chanukah, the end of year holidays, and the wild spread of Omicron around the world, which forced Israel once again to close her borders to tourists.
The following is a selection of real estate deals that took place in December 2021 that involved English-speaking real estate agents in Israel. The idea is to give our readers a general idea of the residential real estate market, property prices, and activities taking place around the country that relate to Israel real estate*.
Jerusalem:
A 4-room apartment, 110 sqm, located on Munbaz in the City Center, was sold for NIS 4,350,000 (Deborah Michael Real Estate). A 4-room apartment, 100 sqm, located on the second floor out of three floors on Mordechai Elkachi in Armon Hanetziv was sold for NIS 1,760,000 (Re/Max Vision).
Tel Aviv:
A 2-room apartment, 39 sqm, located on Bograshov in the city center, was sold for NIS 2,075,000 (Re/Max Ocean). A 3-room apartment on Korkidi, 76 sqm with a balcony of 14 sqm, was sold for NIS 1,850,000 (Daon Group).
Ashdod:
A 5-room apartment, 116 sqm, on the second floor out of two floors, located on Yehoshafat Hamelech Street in the 13th District, was sold for NIS 1,850,000. A 4-room apartment, 92 sqm, on the fourth floor out of four floors, located on Keren Hayesod Street in the 14th District, was sold for NIS 1,340,000. (Re/Max Together).
Netanya:
A 5-room apartment, 156 sqm with a 25 sqm balcony, located on the ninth floor out of 21 floors on Ehud Manor in Ir Yamim, was sold for NIS 4,600,000 (Home in Israel).
Ariel:
A 3.5-room apartment, 90 sqm with an 8 sqm balcony, located on Ramat haGolan Street, was sold for NIS 1,400,000. (Nadlan Ariel).
