What Was the Most Expensive Deal in Israel This Year?

A five-room luxury apartment on the 26th floor of a tower located at 30 Rothschild Boulevard in Tel Aviv sold for NIS 37 million, apparently to a foreign resident with an Italian passport. This marks the highest residential deal in Israel this year. In 2023, a six-room penthouse in the same building was purchased for NIS 39 million.

The sale of a five-room luxury apartment located in the iconic tower at 30 Rothschild Boulevard in Tel Aviv is now the most expensive residential deal recorded in Israel so far this year. The transaction was registered about two weeks ago with the Israel Tax Authority. The NIS 37 million price tag translates to approximately NIS 105,700 per square meter. The unit measures 350 square meters and includes two parking spaces. The buyer is believed to be a foreign resident holding an Italian passport.

This wasn’t the highest transaction ever recorded in the building. According to the Tax Authority, a six-room penthouse on the 27th floor, spanning 328 square meters, was purchased in December 2023 for NIS 39 million. The tower’s third-largest deal took place in 2021, when a four-room apartment measuring 220 square meters on the 20th floor sold for NIS 17 million.

Rothschild Tower 30 is a 29-story building with 76 residential units in a range of sizes. Covering a total area of 18,000 square meters, the tower was completed in 2012 and is located in the heart of Tel Aviv’s White City, at the corner of Rothschild and Allenby Streets. It was developed by a buyers’ group led by SY Group, with construction by Electra Construction and architectural design by the firm Kolker-Kolker-Epstein.

Meanwhile, two additional luxury apartment deals took place in Tel Aviv last month. On July 1, a NIS 14.7 million “on paper” deal was registered for a five-room apartment measuring 148 square meters on the seventh floor (of eight) at 44 Shlomzion HaMalka Street near Yarkon Park in District 4. On June 27, another deal was signed “on paper” at 2 Shai Agnon Street in the Kokhav HaTzafon neighborhood, where a three-room apartment measuring 117 square meters on the 36th floor (of 39) was sold for NIS 11.5 million.

Since the beginning of the year, there have been 82 real estate transactions in Tel Aviv priced over NIS 10 million. By comparison, during the same period last year, there were 184 such deals.
